An Electrical Checklist Before You Sell Your Metairie Home

Small electrical concerns are easier to address before showings and inspection deadlines. A calm, organized review helps you understand what needs attention and what records to keep.

Walk through as an everyday user

Operate the switches and lights you normally use. Note fixtures that flicker, outlets that do not hold plugs, missing covers, or devices that have stopped working. Do not remove electrical covers to investigate.

A list of symptoms is more useful than guessing which parts need replacement. Share when the problem occurs and whether it has been getting worse.

Review the panel and access

Keep the area around the panel accessible. From outside the enclosure, note visible damage, moisture, or missing labels. Let an electrician handle any examination that requires opening the equipment.

A panel’s age alone does not establish its condition. If a home inspection identifies a particular concern, provide the complete report so the electrician can assess the stated issue rather than work from a shortened description.

Check lighting and protective devices

Consistent, functional lighting makes the home easier to use and show. Replace ordinary accessible bulbs only as the fixture instructions allow, and arrange service for persistent flickering or damaged fixtures.

Review smoke and carbon monoxide alarms according to their manufacturer instructions. Ask an electrician about the suitability of existing outlet protection, particularly where moisture is involved.

Gather the paperwork

• Permits and completed inspection documents, where applicable.
• Equipment manuals and transferable warranty terms.
• Invoices describing repairs already completed.
• Any unresolved findings from prior inspections.

Keep documents factual and organized. Ask your real estate professional about disclosure obligations; do not assume that a recent repair eliminates every disclosure requirement.

Separate necessary work from optional updates

Address known electrical defects before choosing cosmetic changes. A new chandelier will not resolve a circuit problem, and a fresh cover plate does not establish the condition of the wiring behind it.
